When her youngest son Sammy had grown to be as tall as the length of his box room bedroom, Ros Bilton and her husband decided that it was time to have another bedroom built in the loft.

“We have lived in our property for over 15 years and with the third bedroom a small box room, one of our two sons was always going to have the short straw,” she said. “However, now a grown man, he had literally out grown the room.”

The family didn’t want to move from Orpington which is where they had raised their two sons and was close to where John taught in a local school. They also realised that moving would just be too expensive and so decided to talk to a few loft conversion companies.

“We met several companies but Econoloft clearly had the knowledge and expertise,” said Ros. “We had a trussed loft and we thought this may complicate matters but Econoloft was happy to spend a lot of time with us to discuss our requirements and the price was right too.”

The Bilton’s had a strict budget of £30,000 for the entire project and having recently updated other parts of the property decided against an ensuite or bathroom in the conversion. The house already had two bathrooms and the Biltons felt the expense and the size of the house did not warrant another.

Econoloft built a dormer loft conversion with a large Velux window and have created one sizeable space which Ros said is flexible enough to be used in a variety of formats.

“We have a big loft and so we knew we could create a lot of living space up there,” she said. “The trussed roof did not seem to be a problem for Econoloft and the project was carried out on time and on budget.

“The loft conversion is now a lovely room used by our oldest son Alex. Our youngest son Sammy has moved into his brother’s former room and the box room will now become a small office. Even our bedroom space has got bigger as we have moved some of our furniture in to the office.”

The family say the conversion had definitely added value to their property as it has created a much more saleable house – however, they have no plans to leave their spacious property in the near future.
